Mesa del Mar 2nd Story Addition

We were approached by a couple who LOVED their neighborhood street, but just needed more space.  The challenge was set:  make a small home a forever family home.

We noticed that the garage foundation showed signs of instability and surely needed rebuilding, so we shifted the garage forward to the setback line leaving a gap for a stair, foyer and laundry room, with the new space above.  We toyed with the idea of rotating the garage but decided against it in the interest of saving a city tree in the public right away and keeping the driveway curb cut in its original location.

Thanks to the forward shift, the family gets a larger living area and kitchen as well as a new bedroom and 2nd primary on the upper level.  Did we mention the new California room off the back?  Perfect for dining and complete with a fireplace to keep it warm during those few cool Cali "winter" nights.

In the end, the couple made the painful decision to buy a larger home.  However, they shared the designs with the new owner who has since reached out to us to see if we can help them expand the property.
